The formula explained

EMI = P × r × (1+r)ⁿ ÷ ((1+r)ⁿ − 1)

P = Loan amount   r = Monthly rate (annual ÷ 12 ÷ 100)   n = Total months

For a ₹50L loan at 8.5% for 20 years: Monthly rate = 0.708%, n = 240. Total interest paid = ₹56.6L — more than the loan itself.

As of 2025, home loan rates range from 8.4% to 9.5% depending on lender, loan amount, and borrower profile. SBI starts at ~8.5%, HDFC at ~8.6%. Rates are floating and linked to RBI repo rate.

What is the maximum home loan tenure?

Most banks offer up to 30 years. The loan must typically close before the borrower turns 65–70 years.

Can I reduce EMI by prepaying?

Yes. Every prepayment reduces the outstanding principal. Ask your bank to reduce tenure (better — saves more interest) rather than EMI.

Is home loan interest tax-deductible?

Under old regime: Section 24(b) allows deduction of up to ₹2L/year on home loan interest for self-occupied property. Under new regime this deduction is not available.

What is the maximum home loan tenure in India?

Most banks offer home loans up to 30 years tenure for salaried employees. Self-employed borrowers typically get up to 20-25 years. Longer tenure reduces EMI but increases total interest paid significantly.
